About Skyway 120

Skyway 120 is a proposed affordable housing development located in the Skyway unincorporated community of King County, Washington. The project will deliver 120 units of housing affordable to families earning between 50% and 60% of Area Median Income (AMI), addressing a critical gap in a community where housing costs have outpaced wage growth for years.

The development is structured to meet the requirements of Connecting Housing to Infrastructure Program (CHIP) and Low Income Housing Tax Credit (LIHTC), and the team has engaged with WSHFC, Washington State Housing Finance Trust, and Washington State Department of Commerce throughout the pre-development process. Our approach prioritizes long-term affordability commitments, community alignment, and financial sustainability.

With an estimated total development cost of $49–52M, Skyway 120 represents a significant and durable investment in one of King County's most underserved communities. We are actively seeking partners, lenders, and public funding commitments to advance the project toward construction.

Construction Readiness

Compass Construction has provided early construction support for the Skyway project, including preliminary budgeting, schedule review, site planning, community-feature concepts, and unit interior finish concepts.

The early Compass materials help demonstrate that Skyway 120 is not simply an idea. It is a project being organized around real construction inputs, cost awareness, schedule discipline, and delivery planning.
